Includes water test — Choose this if on city sewer or community septic.

We check water pressure, the pressure tank, pressure switch, gauge, valves, and wiring. We locate and inspect the well head (must be 12″ above grade), and if there’s a septic on the property, we verify the required 50-foot separation. Includes Coliform & Nitrate water testing.

We locate the tank(s) and drain field, dig and inspect the lids (or work from a pre-dug setup), and inspect the tank integrity, exit baffles, and drainage into the field. We also take a boring on the drain field to check for signs of failure.

$250 Standalone or $150 add-on to any inspection

We access your sewer cleanout and run a camera through the line from the house to the tank, looking for breaks or blockages that aren’t visible any other way. Photos are provided if problems are found. Available as a $150 add-on to any inspection.

$125 standalone, $50 add-on during a Well inspection

Especially important for homes with older pipes, and required for VA and FHA loans. Ask your lender if your loan type requires a lead test. Available as a $50 add-on to any inspection, or $125 standalone.

Required by FHA lenders when the well and septic are less than 75 feet apart. We create a scaled drawing showing the exact locations of both systems on the property. Your loan officer will let you know if your loan requires one.

Measures gallons per minute (should be at least 3–5 GPM) and PSI (should be at least 30 PSI). A good idea if you notice low water pressure, or a drop in pressure when multiple faucets or appliances are running.

Coliform, E. coli, Nitrate/Nitrite water testing

$50 per lid (lids deeper than 20" below grade may incur additional charges per inch). Sellers may pre-dig their own lids to avoid the digging fee.
